This new hotel will be the centerpiece of Mill District, an innovative re-development of a 10-acre former lumber mill site in downtown Healdsburg, and will embody the vibrant essence of Sonoma County.
Mill District, Healdsburg’s newest master-planned neighborhood, will feature exceptional residences designed by renowned architects such as Olson Kundig, extensive owner amenities including a pool and fitness center, diverse retail experiences, and a neighborhood park surrounded by a preserved grove of heritage redwood trees.
Located just steps from the historic town plaza, the new hotel aims to capture the local community’s vibrancy, offering unique experiences that immerse guests in Sonoma County’s rich culture.

Replay’s vision for the hotel includes creating distinct, authentically local guest experiences. The hotel will offer exclusive wine-country adventures, an intimate spa and wellness center, an outdoor pool and spa deck bathed in sunlight, and a destination restaurant and bar featuring locally sourced cuisine. Replay will maintain ownership of the hotel to ensure their vision is realized. To achieve their vision for a landmark destination, Replay has established two key partnerships. They have retained Greg Champion, a distinguished leader in the hospitality industry, to ensure the hotel’s guest experience is exceptional. Champion, who previously served as President of Noble House Hotels and President & COO of Benchmark Hospitality International, brings extensive luxury hotel experience, including his notable involvement with Bardessono Hotel & Spa in Napa Valley.
Additionally, Replay has partnered with Mayacama, a prestigious golf club and wine country community near downtown Healdsburg. Known for personalized, high-touch guest experiences, Mayacama will provide expertise in hospitality, access to local experiences, and acclaimed food and beverage programs to enhance the hotel’s operations and guest experience.
The hotel’s architecture, designed by Bay Area-based Dunnigan Sprinkle Architects, will blend local agrarian influences with industrial inspiration from the site’s past, creating a contemporary wine country aesthetic. The project is currently in the design review process with the City of Healdsburg, with construction expected to commence in Spring 2025.
