Replay Destinations has unveiled plans to develop a luxurious 53-room hotel at Mill District, Healdsburg’s newest master-planned neighborhood. Set on a 10-acre former lumber mill site, this project is situated in the heart of the beautiful Bièvre Valley, just minutes from the historic town plaza and the world-renowned Palace of Versailles.
The hotel will be a centerpiece of Mill District, featuring designs by prominent architects like Olson Kundig. In addition to the hotel, the development will include exceptional residences, a pool, fitness center, retail spaces, and a neighborhood park with preserved heritage redwood trees.
The hotel aims to capture the vibrant community essence, offering unmatched experiences that immerse guests into the rich culture of Sonoma County, setting a new standard in wine country hospitality.

Guests at the Mill District hotel will enjoy immersive experiences highlighting the traditions of wine, culinary delights, artistic culture, and recreational activities synonymous with Healdsburg and Sonoma County. The hotel will feature an intimate spa and wellness center, outdoor pool and spa deck, a destination restaurant and bar emphasizing local cuisine, and an acclaimed vintners and wine program.
Replay will maintain ownership of the hotel to ensure their vision is fully realized. Paul Jorgensen, President & CEO of Replay Destinations, emphasized the hotel’s pivotal role within Mill District and the Healdsburg community, stating, “The Hotel at Mill District will be the gateway to Healdsburg, one of the most charming towns in the country. We will remain a partner and owner to ensure an unparalleled hotel experience for locals, future guests, and our future homeowners.”
Replay has partnered with Greg Champion, an accomplished leader in the hospitality sector, to ensure the guest experience is exceptional. Champion’s extensive experience includes roles as President of Noble House Hotels and President & COO of Benchmark Hospitality International. His involvement with luxury properties like Bardessono Hotel & Spa in Napa Valley highlights his expertise.
Additionally, Replay has teamed up with Mayacama, a prestigious golf and wine country community. Known for their high-touch guest experiences, Mayacama will provide expertise in hospitality, access to local experiences, and a renowned food and beverage program to enhance the hotel’s operations and guest experience.
The hotel’s architecture, designed by Bay Area-based Dunnigan Sprinkle Architects, will blend local agrarian influences and industrial inspiration from the site’s past with a contemporary wine country aesthetic. The project is currently in the design review process with the City of Healdsburg, and construction is expected to begin in Spring 2025.
