The Ayre Group and Nikki Beach Hospitality Group have announced their partnership to launch Nikki Beach Resort & Spa Antigua, a luxury development on Antigua’s Jolly Beach.
The $400 million project will feature a beach club, private residences, and state-of-the-art facilities, making it a premier destination for high-end travelers.
Unveiled at a groundbreaking ceremony on the island’s west coast, Nikki Beach Antigua will sit next to the Jolly Harbour community on one of Antigua’s famous white-sand beaches.

The resort will include 82 hotel rooms and 181 luxury branded residences, alongside Nikki Beach’s signature beach club, multiple dining venues, and wellness facilities. The residences, ranging from studios to beachfront villas, will be available for purchase, with owners able to participate in a rental program.

Designed by HKS Architects and ROAM Interior Design, the resort aims to blend local culture with luxury. It is expected to create around 300 permanent jobs and boost Antigua’s tourism, with completion set for 2028. The sales launch for the residences is slated for Fall 2025.
